Below is a list of basic criteria to use
when sourcing investment opportunities for our consideration. We are
statement buyers, therefore information beyond an offering package
will be required.
Acquisition Criteria:
- $2,000,000 or over
- Preferred Price Range: $5 million -
$50 million: We are seeking deals large enough to be out of reach
for unsophisticated individual investors but small enough to stay
"off the radar" of deep-pocketed institutions.
- For clarity in dialogue, we
classify properties based on market rents: Class A being the highest
rent in the market, Class B is 75 to 85% of Class A and Class C is
65 to 75% of Class A.
- Class A with a 6.5% cap rate or better
- Class B with a 7.5% cap rate or better
- Class C with a 8.5% cap rate or better
- Ability to retire existing debt or
down on assumable financing not to exceed 30% of value
- 10% Cash on Cash Return minimum
(leveraged at 80% LTV)
- Light rehabs and some differed
maintenance acceptable but turn key preferred / case by case present
